When buying a house, you need to be extra careful. Have an Orlando realtor by your side, one with knowledge about the current market conditions. Without the inside information, you are bound to make mistakes.
This is what happened to me. While searching for my new house, I decided to forego hiring an Orlando realtor to save on the commission. HUGE mistake!
Let me tell you something – real estate is a cut-throat market, and if a seller senses your weakness, they rope you in with false promises. All my life, I had lived in apartments. After finally getting the promotion I deserved, I knew it was time to buy a house and pay attention to my plans.
So, I searched online listings and found several houses within my budget. However, none of them matched the vision I had. While driving back to my apartment one day, I saw a “For Sale” sign. I hurriedly noted the number and called it to schedule a tour.
The next day, with my hopes high, I drove to the house. It would be an understatement to say it matched my dream house. The only problem was that it was out of my budget. If I somehow managed to secure a loan for the house, I would have to curb my spending for the next two years.
It was a sacrifice I was willing to make!
Since I had no one by my side to assist me, I didn’t know that if I missed a few payments, the house would go into foreclosure, and I could lose some of my assets.
I had read somewhere online that if you don’t get a home inspection, the seller agrees to drop the price by a few thousand dollars. That sounded great to me at the time, but it wasn’t. In fact, it was one of the biggest mistakes I made.
After negotiations, I signed the paperwork and became a proud homeowner. The first week was spent moving my things into the house. I wanted to settle in completely before throwing a housewarming party.
I never got to do that because the house started having problems. The master bathroom sprung a leak, the laundry room’s drain pipe was clogged, the kitchen’s faucet dripped 24/7, and an infestation in the attic kept expanding.
I called the seller and informed him about these problems. I didn’t expect him to say, “You should have gotten a home inspection.”
Yup, it was my fault, and now I was stuck. I decided to fix everything, but the total repair estimate was $20,000. I had already taken a lot out of my savings account, and I wasn’t willing to spend a penny more on this house. After much thinking, I decided to get in touch with a Sanford, Florida, realtor to know my options. I was told to make as many repairs as possible and put the house on the market.
So, that’s what I did. What I didn’t expect was to receive such low offers. Thankfully, Megan Dowdy Realty helped me sell my Orlando real estate with minimal loss. Without them, I would have been living in my car, drowning in debt.
